Luxury Department Store Emergency EIFS Stabilization and Reconstruction
Overland Park, Kansas

Project Overview
Apex Construction Systems responded to an exterior-façade safety concern at an operating luxury department store in Overland Park, Kansas. EIFS components at the building corners were separating from the wall above public areas, requiring immediate stabilization, documentation, and a coordinated path to reconstruction.
The work progressed from emergency removal of unstable material to an approved reconstruction scope for the affected EIFS field and decorative shapes above the south entrance. The response balanced public safety, protection of the operating storefront, accurate reconstruction of architectural details, and close coordination with store and property-management teams.
Project Profile
Property type: Operating luxury department store
Location: Overland Park, Kansas
Project phase: Emergency stabilization followed by EIFS reconstruction
Primary area: South entrance and adjacent façade corners
Emergency Conditions
EIFS corner components were visibly pulling away from the wall above customer-facing areas
A second loose section was identified during the initial response and removed as a safety precaution
Incoming weather required equipment, debris removal, and cleanup to be sequenced carefully
Store operations, pedestrian separation, and protection of adjacent finishes had to remain central to the response
Emergency Stabilization Approach
Established a controlled work area and coordinated aerial-lift access
Removed unstable EIFS pieces at the affected corners to reduce immediate falling-material risk
Inspected adjacent areas for additional movement and documented conditions with field photographs
Maintained direct communication with the owner and property-management team as conditions changed

Reconstruction Scope
Reconstruct approximately 641 square feet of 1-1/2-inch EIFS with compatible adhesive, reinforcing mesh, base coat, mechanical attachment, and finish
Recreate approximately 109 linear feet of custom EPS cornice and sill profiles from the documented exterior details
Install approximately 20 linear feet of metal flashing at the affected entrance area
Review exposed substrate and existing fluid-applied air-barrier conditions before covering the assembly
Matching Architectural Shapes, Color, and Texture
The façade included custom decorative shapes that had to be accurately rebuilt rather than replaced with generic trim. Apex used the original exterior details to define the cornice and sill profiles. A removed EIFS sample was also sent for color matching, and the finish color was verified against the original plans as Stowe White. The reconstruction scope called for a compatible medium-sand finish and the closest practical match to the existing weathered façade.
Occupied-Retail Execution
Protect the storefront, paving, adjacent finishes, and pedestrian routes below the work
Coordinate access and sequencing around normal store and mall operations
Keep the work area orderly, weather-ready, and separated from the public
Document concealed conditions and obtain authorization before expanding beyond the agreed scope
Owner Decision Value
This project demonstrates how an emergency façade response can become a controlled reconstruction plan. Immediate stabilization reduced public risk, while field documentation, original-plan review, material matching, and detailed estimating created a defensible path for rebuilding the affected EIFS assembly and architectural profiles.
Capabilities Applied
Emergency façade stabilization and selective removal
EIFS reconstruction and custom EPS profile fabrication
Color and texture matching
Flashing and air-barrier coordination
Occupied-retail access, protection, and communication
