Apex Construction was engaged to deliver a comprehensive exterior envelope restoration for a 36-unit, owner-occupied luxury apartment complex in Kansas City.

Working with the HOA the project was executed over 2.5 years using a phased approach to maintain full building occupancy while addressing significant moisture intrusion and substrate deterioration.

Scope of Work

Selective Demolition & Façade Removal

• Full exterior façade demolition

• Removal of approximately:

• 60,000 sq. ft. of stucco

• 15,000 sq. ft. of stone veneer

• Removal and reinstallation of architectural cornice soffits

Structural & Substrate Repairs

• Repair and replacement of:

• Rim joist headers

• Wall studs

• Exterior sheathing

• Rehabilitation of exposed wood substrates impacted by moisture

• Window & Opening Integration

• Removal and resetting of windows

• Reapplication of window trim assemblies

• Sealant installation and perimeter caulking

• Full replacement of windows and exterior doors

• Integration with air and moisture barrier systems

Air Barrier Moisture Management System

Apex installed a high-performance, multi-layer exterior wall assembly designed for long-term durability:

• Fluid-applied air barrier

• 2-ply Jumbo Tex Grade “D” weather-resistive barrier

• Drainage mat

• Lath installation

• Scratch coats

• Final finish:

• Thin stone veneer

• Traditional stucco

All systems were fully integrated at windows, doors, soffits, and transitions to eliminate moisture pathways.
